Waterfront land plot for development of a residential complex

Urbanized land plot with the project of secluded complex of 13 villas on the first line in less than 1 km away from Sveti Stefan. The plot has panoramic sea views.

Full set of paperwork for starting construction immediately is in place: conceptual design solution and main architectural project are made and revised by the municipality, which has approved the following construction coefficients:

Total area of urbanistic parcels: 12.317 m2

Total built area (BGRP) for overground levels: 6.158 m2

Total built area (BGRP) including underground levels: 8.621 m2

For the first 6 villas all communal payments are made in the amount of 380.000 euro, regional payments on the amount of 31.000 euro and municipal roads access fee of 2.900 euro is paid. For these 6 villas construction permits are issued, everything is ready for starting construction works. One villa is already built (rough construction is finished), it is put up for sale as separate property.

For another for villas UTU (urbanistic-technical conditions) have been obtained, after payment of communal fees building permits could be issued as well.
